Развитие ЖК

Попробую объяснить (после прочтения всех сообщений в чате) проблемные ситуации в нашем ЖК.

1 . Очень много обсуждений по придомовой территории. Результат:

Жители с активной жизненной позицией собирали средства и  реализовали:

  • Посадку деревьев (финансы Николай д44к1п4  и ресурсы жителей)
  • Возврат общедолевых помещений (колясочных) под контроль жителей.
  • Посадку кустарников  (финансы жителей)
  • Волейбольная/теннисная сетка  (финансы жителя ??)
  • Ограничительные  столбики  (финансы жителей) больше 12000р
  • Ограничительные тумбы-цветочницы  (финансы жителей)
  • Информационные наклейки «СТОП Х…..»  (финансы жителей)
  •  Зеркало для безопасного выезда  (финансы жителей)  14000 р
  • Доводчик закрытия калитки  (финансы жителя Филиппа д44п2 )
  • Электронный замок на калитку (финансы и ресурсы УК ССЭ) 60000 р
  • Заливку , чистку и уход за катком (финансы и ресурсы жителей )
  • Резиновые коврики для входных групп (финансы жителей) 4000р
  • Оборудование для хок.коробки (финансы жителей) 20000р
  • Покупка , установка футбольных ворот (финансы и ресурсы  жителей) 22000р
  • Покупка полусфер для возможности проезда во дворе (финансы жителей) 11000р
  • Перенос «бестолковой раздевалки от застройщика» и монтаж детской беседки (финансы и ресурсы жителей)  20946 р 
  • Искусственная дорожная неровность (ИДН) (финансы и ресурсы  жителей)  25642 р
  • Сборка и монтаж  хоккейной раздевалки у борта катка.  15000р
  • Асфальтированные дорожки у калитки ( ресурсы Татьяна Ш. д44к1п2.  и финансы ГУИС Управа)
  • Теннисный корт (ресурсы и финансы Андрей д44к1 п2)
  • Искусственная дорожная неровность (ИДН) и полусферы за калиткой  (финансы жителей 37000 р) установка  ресурсы Управы 
  • Турники на спорт площадке 31200р и 22000 установка восстановлением с покрытия (финансы жителей)
  • По просьбам жителей произвели замену бетонных полусфер на пластиковые столбики ( финансы Степан д44к1п2 и ресурсы жителей)
  • Восстановлен детский игровой комплекс «Автомобиль» (ресурсы Ярослав д44к1п2)
  • Посажены деревья у д44 (финансы и ресурсы Филипп д44п2)
  • Установлена новая волейбольная сетка и сделана разметка (финансы и ресурсы Николай д44 п1).
  • В виде компенсации за разрушение газона у д44 жители ЖК получили от подрядчиков Мосводоканала систему видеонаблюдения и систему учета автомашин . (ресурсы и переговоры о компенсации Екатерина Ш.)
  • Посадили девять  3-х метровых  деревьев на главной аллее ( Финансы и  ресурсы Управы ОМ, помогали сажать  жители) 
  • Детский столик «Цветок» на площадке ( Финансы Ланчика, ресурсы Филипп д44п2 и Илья Д44к1 п2)
  • Жители собрали через чаты около 40000 рублей  50% этих средств потратили на закупку деревьев (сирень , туи ) затраты 20000 р
  • Огромное спасибо соседу Андрею из Большого Мичурино , разрешил выкопать на своем дачном участке 17 деревьев (клены , орешник, елки..) все посадили в ЖК Мичурино Запад , затраты 2000 р на грунт.
  • Огромное спасибо Маше д44к1 организовала сбор средств и закупку 9 двухметровых елок, затраты 35000 рублей (ресурсы и финансы жителей ЖК)

           

      

Остаток финансов —  0 р

2. Больше всего сообщений  со словом «парковка» .  В генплане нашей территории застройщик не планировал всеобщуюю парковку и разметил около 50 машиномест. В настоящий момент на ночной парковке в ЖК  помещается около 170 автомашин. Есть несколько направлений по решению или облегчении проблемы.

А. Ничего ни делать (это мнение одного жителя и нескольких жительниц.) Это направление в решении задачи комфортного проживания в ЖК не обсуждаю.

Б. Концепция «ДВОР БЕЗ МАШИН» со строительством паркинга на месте хоккейной коробки на 300-500 мест(3-5 этажей). Данному обсуждению уделили много времени . Итоги : голоса разделились , обсуждаемая стоимость м/места в паркинге около 300 000 рублей ,сложность в оформлении общедолевой собственности , проблемы разрешительной документации и расстояние до жилого дома. Потребовалась перепланировка и благоустройство всей территории ЖК ,что влекло увеличение бюджета. Это направление возможно имеет пути решения , но не в настоящий момент.

В. Самый реалистичный сценарий . Увеличение парковочных мест за счет свободных пустырей . На макете в офисе продаж Беста обозначена парковочная площадка за будкой охраны шлагбаума ( а что им еще охранять? постоянно спрашивают жители) . По ген плану ее (парковки) нет . На данном пустыре, расчеты показали дополнительно около 50 машиномест. Ориентировочная стоимость работ : площадь участка 1200 м.кв . количество  бетона, песка, асфальта не просчитано ( возможно около 800 000 рублей )

                         

Дополнительно 15 м/ мест с правой стороны хоккейной коробки (возможно просто уложить плиты экопарковки на газон)

Дополнительно 10 машиномест при изменении газона и расположения автомашин  между коротким отрезком дома 44 и хоккейной коробкой. В этом решении возможно уменьшение хоккейной коробки на несколько секций по ширине .

Этот вариант с увеличением парковочных мест решается совместно с регламентом вьезда и ночевки автомашин на территории ЖК который необходимо принимать на Общем Собрании Собственников (ОСС). То есть запретить парковку на длительное время машинам не принадлежащих  собственникам ЖК МЗ. Требуется жесткий пропускной режим и учет нахождения машин на территории , с выделением гостевых и разгрузочных мест .

За этот вариант в октябре на ОСС проголосовало более 100 собственников из 120 голосовавших (учет по метрам кв). Общий кворум не состоялся.

3. Вечная тема новостроек » МУСОРОПРОВОД»

Много обсуждений , мнения разделились, но вариантов развития ситуации  всего три :

А. Как правило на период ремонтов в новостройках на первые полтора года мусоропроводы закрывают (заваривают) .  УК  предлагала проголосовать по этому решению , но кворума не набралось. Плюсы такого решения в сохранении трубопровода мусора и клапанов приема при отсутствие выброса нерадивыми ремонтниками стройматериалов. Отсутствие засоров и как следствие запахов . Минусы этого варианта в недобросовестных собственниках и их представителей заключаются в оставлении пакетов с мусором в коридорах и зонах мусоропровода.

Б. Постоянно работающий мусоропровод . Этот вариант требует постоянного контроля со стороны УК и соседей,  тех лиц которые выполняют ремонты в квартирах, а также жителей маргиналов . В нашем ЖК МЗ  на верхнем тех.этаже в каждом подьезде  установлена электромеханическая система очистки основной трубы мусоропровода , которая позволяет прочистить все этажи за 20 минут с помощью вращающейся щетки с подачей воды ,моющих и санитарных средств. Время выполнения работ желательно проводить в ночное время. 

В. Постоянно закрытый мусоропровод . Самый противоречивый вариант,но правы все жители. Плюсы этого варианта в чистоте и отсутствии запахов , минусы в невозможности людей не мусорить.   Мнение 1 : Житель купил квартиру с мусоропроводом ,УК должна работать и грамотно обслуживать .  Мнение 2: Мусоропровод -это постоянный источник антисанитарии , и полное отсутствие запахов и чистоты невозможно при отсутствии тотального контроля за всеми участниками . Мнение 3 : Все равно мы каждое утро ходим мимо контейнеров с мусором . Поэтому вариант с постоянно закрытым мусоропроводом возможен только в малоквартирных домах.

4. Консьержки очень «живая тема».  Промежуточные итоги обсуждений 

Найм сотрудника консьержной комнаты , которые расположены на первых этажах в каждом подьезде ,  должен быть осуществлен через УК Комфорт после общего голосования на ОСС.  Мнения жителей разделились .

Мнение А:  Коньержка- это хорошо, она следит за порядком в подьезде , лифте …., она всех знает и здоровается , чужих гоняет, курить не дает …. Короче все и всех контролирует .

Мнение Б:  Коньержка- это ни о чем , есть охрана, кодовый замок , немного видеокамер,  «сейфовые» двери  жителей ,  уборка в подьездах от  УК Комфорт.  И платить 300-500 рублей  с квартиры (или ? рублей с квадратного метра) за «понятный всем» функционал нет желания.

Мнение В: «Мое мнение» . Если выносить этот вопрос на ОСС . То логичнее голосовать по подьездам .  То есть если большинство жителей подьезда проголосовали «ЗА» то это принятое решение, и получаем счет на оплату услуг, и платим . А вариант,  если все жители 4 подьезда и половина 1 подьезда  придут на ОСС и проголосуют «за», то платить за конcьержек будет весь дом.  Даже если вы не живете в нашем ЖК МЗ.  Это уже не вариант. ((

    У меня на этой неделе была своя бумажная возня: собирал справки и квитанции для управляющей компании. Фотографировал на телефон у окна, половина кадров с тенью от рамы. Прогнал через lensup.ai — тень с фото убирается, края документа выравниваются, и всё прямо в браузере, файлы никуда не загружаются. Если снимок совсем тёмный, тень уходит не полностью, но для отправки в УК хватило.
